Error when update manjaro?

I run Linux 5.8.6-1-MANJARO x86_64 20.1 Mikah with gnome desktop, there is latest 204 new updates for the system, paman cannot install the update after successful download and git this error:

sudo pacman -S xterm --overwrite usr/*

sudo pacman -Syyu

Never install software from sources - using make && sudo make install - as this will ultimately result package manager messages like your OT.

Never copy - by hand - files to the /usr/ tree - it will eventually result in the message you get.
